The Price Is Right!Would you pay $15.00 for a BigMac? How about if it had extra cheese, pickles, lettuce and onions? Would you pay then? If you are being quoted an unbelievable value on your home; that seems too good to be true - it probably is! residential Real Estate is currently undergoing a market correction. To put it bluntly, pricing on homes is leveling off.
In selling a property today Real Estate pricing is critical. If you are overpriced, you are missing the qualified buyers that are in your homes actual price range. When the Buyers compare your home to the homes in a higher appropriate price range what do you think they will see? Will your home be the 'best" in the price range? If its overpriced probably not. Furthermore, when Buyer sees the exact same model as yours in the same subdivision for $50,000 less, which house do you think they will buy?
Don't be fooled by promises of inflated home prices that are not going to get your home sold. Get an honest market analysis of your home by a Realtor@ who will show you current market data (6 months or less) to back up the pricing on your home. Accurate pricing is not only important in selling your home - it is critical! Homes must appraise by the Buyer's lender and their determination will be based on the last 6 months of closed sales in your subdivision. If your home does not appraise out - the bank won't lend the money to the Buyer for the purchase!
Insist on an honest market evaluation with verifiable data. The Real Estate agents should be using MLS (Mult-listing Service) data that is current. Even if your home is priced right, you'll still need effective and thorough marketing to compete in today's climate. Have your prospective Realtor@ show you their marketing plan - in writing! Don't get caught by gimmicks or slick sales tactics - be sure the information you are receiving is verifiable. A successful Seller uses reliable information and together with their honest Agent they make educated decisions. If you really want to sell your home be informed ask your prospective agent for the facts, not what they "think" you want to hear.
